How do rent payments work and how do I get paid?
Rents are due on or before the 1st of each month. Payments to you, the landlord, will be made via ACH deposits no later than the 15th of the month, or the 1st business day thereafter.
How do you advertise your properties?

How do you handle repairs and maintenance?
Tenants or owners can submit a maintenance request via their online portal. The portal allows tenants and owners to submit a request by providing a description of the issue as well as uploading photos. Our goal is full transparency of the maintenance process.
Can I do repairs myself?

Should I accept pets?
Over half of all renters have pets. Being open to pets will increase demand through the entire prospective rental pool and increase the rental price per month. If you would rather not, it is OK to prohibit pets. On Q can provide more information on how to mitigate pet damage with tenants.
How long does it take to rent out a property?
The leasing process has many variables including time of year, local inventory, condition, and price. In most cases, we can find a qualified applicant to fill vacancies quickly. The On Q Marketing and Leasing Department is available to answer questions and will provide feedback and recommendations to assist through this process.
How much will my property rent for each month?
Much like the real estate market determines sales prices, the local rental market determines rental rates. On Q can provide a professional market analysis.
What is your tenant screening process?
On Q performs extensive tenant screening. We look at employment histories, income, rental history and landlord references, credit scores, and other background verification.
What happens if my tenant stops paying rent or causes trouble?
Our tenant screening process usually prevents these types of issues; however, if a problem should arise, we always respond promptly and firmly.

Who pays for rental property maintenance costs?
The actual maintenance expenses for the home are the responsibility of the homeowner. Every effort is made to control maintenance costs while maintaining the integrity and value of the property. If a repair has been caused by tenant misuse or neglect On Q will bill the tenant accordingly.
Do you handle evictions?
Yes. In the rare instance that an Eviction must happen, our Property Managers will handle it all. That means sending notices, constables, arranging re-keys, and representing you in court if need be.
